

Leaseholders
Tenants of Pennine Housing 2000, and those previously with Calderdale Council or Sheffield Council, who have bought flats and maisonettes under the Right to Buy or Right to Acquire scheme, become leaseholders. You become a leaseholder also if you buy a former Council or Pennine flat from a private owner.
Repairs and Maintenance
Responsibility for repairs and maintenance is set out in your lease.
Pennine responsibility - Pennine Housing is responsible for repairing and maintaining the structure of the building including the roof, external walls and window frames. We are also responsible for any communal areas to the block including staircases and gardens.
If you wish to report a repair that Pennine are responsible for, please ring 01422 220220.
Leaseholder responsibility - Leaseholders are responsible for floor services including floorboards, internal plaster to walls and ceilings, glass to windows, internal non structural walls, and plumbing and wiring inside the home.
Please note that you are not to make any alterations to your flat, without firstly getting written consent from Pennine Housing.
Service Charges
Your lease outlines your obligation to pay annual service charges to Pennine Housing.
The charges are for various services provided including caretaking, grounds maintenance, buildings insurance and communal repairs carried out by Pennine Housing.
You are billed for services annually in arrears, and bills are usually sent out around May each year. You are offered various methods of payment, and can arrange to pay the bill in instalments if necessary.
Insurance
Buildings Insurance – Pennine Housing insure the building, and it is not necessary for you to obtain your own separate buildings insurance. A charge for buildings insurance is included on your service charge bill.

Contents Insurance - It is the leaseholder’s responsibility to insure their own contents.
